Most of our work comes from managers who email us a community and let us take it from there. Send us the association details and we’ll handle the proposal, scheduling, and board communication.
Yes — portfolio work is a core part of what we do. Whether you manage three associations or forty, we can take on multiple studies in parallel and keep them coordinated, with consistent deliverables and a single point of contact so you are not chasing us across projects. Pricing stays per association rather than per portfolio, because communities differ enough that a flat rate would be wrong for somebody — but if you are sending us work regularly, ask about preferred-vendor terms.
The draft report arrives within 4 weeks of the site inspection — that is our 4/10 Guarantee: if we miss it, we take 10% off your invoice. The clock pauses only while we are waiting on documents or access we have asked the association for, and a large or complex study may carry a longer window, written into the contract before anyone signs. Timing on the inspection itself depends on scheduling and property size, and we are currently booking inspections from November.

We attend the board meeting, walk the members through the findings and the funding plan, and answer the hard questions directly, so you are not left defending numbers you did not build. This is the part managers tell us makes the biggest difference: your boards get their answers from the people who did the work, and you look good for bringing in a firm that shows up.
Very little to get going: the association name and location, the property type, and a contact for site access. If there is a prior reserve study, governing documents, or recent repair records, those help us hit the ground running — but if you do not have them handy, we will work from what is available and tell you exactly what we need. Most managers just email us the association details and let us take it from there.

Elsewhere we take work on request. If your state is not on that list it is still worth asking — we would rather tell you honestly whether we can be there than take work we cannot serve well.
